BUDGET
It is advantageous to have a mortgage consultation and pre-approval from your mortgage advisor prior to looking for properties.
- What amount can you afford? What monthly mortgage payments are you comfortable with?
- What additional home buying costs can you expect?
- What are your mortgage options? What is the best mortgage for your situation?

AREA
You know what they say about location. This is one of the most important considerations in finding a property that fully meets your needs. It is a good idea to explore areas of interest at different times of day, get a feel for the community, and talk to people that currently live there to get insight on matters important to you. Learn what each neighbourhood has to offer you and how it is evolving and growing.
- What areas / neighbourhoods are you drawn to?
- Where do you like to spend your time? What area would match your lifestyle?
- Where do your friends and family live? Where do you work and what kind of commute will you have? Schools?

PROPERTY NEEDS & WANTS
Having a detailed understanding of your ‘needs and wants’ will help ensure we find you the perfect property.
- What style / type of property best fits your lifestyle? Important rooms?
- Size requirements? Number of bedrooms and bathrooms?
- House vs. Condo?
- Are you drawn to character, mid century, or modern contemporary properties?
- Cash flow requirements for revenue portfolio?
Now that you're pre-approved for a mortgage, know your preferred area(s), and what you need and want in a property, you are ready to find it and negotiate a deal to make it yours. I follow a strategic process with my clients to ensure we find the best property. Here is what you can expect:
PROCESS

STRATEGIC BUYER MEETING
During this important first meeting, you'll have the opportunity to ask questions about the buying process, the market, and my approach. We will discuss your preferred purchase price, area, and wants and needs in a home. We will also review all required documentation and go through a hypothetical Offer to Purchase. After this meeting you'll be prepared, know what to expect, and can concentrate on finding the right property.
PROPERTY SEARCH AND VIEWINGS
Now that we’ve determined your ideal property requirements, it’s time to find that property. I will conduct an ongoing search for relevant properties and set up viewing appointments for properties of interest. For relocating or out of Province clients, I can arrange 'viewings' by alternative means convenient to you.
WRITING AN OFFER TO PURCHASE
We’ve found your ideal property and it's time to write an offer. Together, we will review comparable properties to determine offer price, decide on necessary conditions, and prepare the Offer to Purchase. I will then diligently and skillfully negotiate, on your behalf, the best price and terms possible.
CONDITIONAL SALE
Now that we’ve negotiated an accepted conditional offer, I will send all required documents to your lender for mortgage approval, order our required reports, and arrange for necessary inspections. During this step we carry out all necessary due diligence. Should we uncover any deficiencies or concerns, we will find a suitable solution through negotiation, or if necessary, move on to other properties. If, however, everything is satisfactory, we will remove conditions and finalize the sale.
FIRM SALE / CLOSING PREP / LAWYERS
You now have a firm sale and it is time to prepare for closing. This includes setting up insurance, utilities, and services for your possession day. I will send all conveyance documentation to your lawyer for preparation of transfer documents. Prior to your possession date, you will sign documents with your lawyer and submit the remainder of your down payment. Once this is complete, the lawyers will coordinate closing for your possession day.
POSSESSION DAY
Once we receive confirmation from lawyers that the sale is complete, keys will be released, we'll conduct our walkthrough, and the property is all yours. Congratulations!
FOLLOW UP
Check in and make sure all is well and you're happy with your new property.
